Long-term rentals on the Costa del Sol
If you have an empty property, we find you a reliable tenant with a properly drawn-up contract. If you're looking for a flat to live in, we help you find one without paying agency fees.
If you are a landlord
An empty property costs money every month: community fees, IBI (local property tax), insurance and utilities. We let it to a tenant we have checked (income, employment contract, references) under a contract that complies with the law.
We advise you on the rent using published rental figures for the town, and on the deposit and the guarantees the law allows you to ask for. If you want protection against unpaid rent, you take out the insurance yourself as the landlord: the law no longer allows you to require it from the tenant.
If you are looking for a flat to live in
Tell us the area, your monthly budget, your move-in date and whether you have a pet, and we'll let you know about anything that fits. When renting a main home we don't charge you any fees: by law, the landlord pays them.
Have your ID document or NIE ready, along with your latest payslips or proof of income and, if you have one, your employment contract.
Main home or temporary let
Renting a main home is governed by the Spanish Urban Leases Act (Ley de Arrendamientos Urbanos, LAU): if the landlord is an individual, the tenant can stay for up to 5 years (7 if the landlord is a company), and the legal deposit is one month's rent.
Temporary lets (for work, study or a stay of a few months) follow different rules: since October 2026 the law requires the reason to be genuine, verifiable and stated in the contract. We tell you which applies in your case so that the contract is valid.

Frequently asked questions
Who pays the estate agent when renting a home?
The landlord. Since Law 12/2023 (Ley 12/2023), estate agency fees and the costs of drawing up a residential tenancy agreement are borne by the landlord.
How long does a residential tenancy agreement last?
The parties agree the length, but if it is less than 5 years (7 if the landlord is a company), the tenant can extend it year by year until that period is reached.
How much deposit do I pay?
The legal deposit for a home is one month's rent. Additional guarantees can also be agreed, within limits set by law.
Can I rent with a pet?
It depends on the landlord and the contract. Tell us from the start and we'll only look for properties that allow pets.
