Buy a home on the Costa del Sol

Tell us what you're looking for and where; we filter the options, view them with you and stay with you until completion. Whether it's to live in all year round, for long stays or as an investment.

We find the home for you, not the other way round

Instead of showing you whatever suits us to sell, we start from what you need: town, neighbourhood, bedrooms, terrace, lift, parking, distance to the beach or the train, and a realistic budget including costs.

With that, we review what's on the market and what we know from owners in the area, rule out anything that doesn't fit and only show you what's worth a viewing.

What buying costs on top of the price

On a resale home in Andalusia you pay Property Transfer Tax (Impuesto de Transmisiones Patrimoniales, ITP), which in 2026 has a general rate of 7% of the price. Reduced rates apply to a main home: 6% if it is worth up to €150,000, and 3.5% for buyers under 35 and in other cases, subject to requirements. New-build homes don't pay ITP: instead you pay VAT (IVA, 10% on homes) and stamp duty (Actos Jurídicos Documentados, generally 1.2%).

On top of that come notary and Land Registry fees and, if you take out a mortgage, the valuation. As a guide, it's wise to budget an extra 10% on top of the price. We work it out for each property before you make an offer.

If you are buying from outside Spain

You'll need an NIE (foreigner identification number) and an account with a Spanish bank. Both can be arranged through a power of attorney signed before a notary, so you don't have to be here for the whole process.

Buying a property does not in itself give you the right to live in Spain: the residence permit by investment (the so-called "golden visa") was abolished in 2025.

Before you sign, we check

The Land Registry extract (nota simple, showing the owner and any charges), that there are no debts with the community of owners or for IBI (local property tax), the energy performance certificate, the cadastral reference and, if the flat is advertised as a holiday let, its actual status: in the city of Málaga, for example, new holiday rental licences are no longer being granted.

Frequently asked questions

How much do I need to have saved to buy with a mortgage?

Banks usually lend residents up to 80% of the valuation, so you need the remaining 20% plus costs and taxes, roughly an extra 10%. For non-residents the percentage financed is usually lower.

What is the "arras" contract?

A contract signed before the title deed, in which the buyer pays a deposit. Under "arras penitenciales", if the buyer pulls out they lose the deposit, and if the seller pulls out they must pay it back twice over.

Who pays the municipal capital gains tax (plusvalía municipal)?

In a sale it is paid by the seller, who is the one making the gain, unless the contract states otherwise.

Can I buy a flat to let to tourists?

It depends on the town and the building. In the city of Málaga no new holiday rental licences are being granted, and many communities of owners ban them in their bylaws. We check this for you before you make an offer.
