Sell your home on the Costa del Sol

A price backed by data, a well-presented home and buyers who can afford it. We take care of viewings, negotiation and paperwork.

A price that sells

The most expensive mistake when selling is going to market with a high price "to leave room for negotiation": the property goes stale on the portals and ends up selling for less. We start from the published prices for your town and similar homes in your neighbourhood to set a price you can defend.

Well presented

Professional photos in natural light, a description that covers what really matters (orientation, views, distance to the sea or the train) and, if needed, small repairs that pay for themselves in the price.

Vetted buyers

Before showing your home, we ask about timescales and how the buyer will pay. That way we avoid viewings from the merely curious and offers that later fail to get a mortgage.

The paperwork you will need

Title deed, Land Registry extract (nota simple), latest IBI (local property tax) bill, a certificate from the community of owners showing you are up to date with payments, and the energy performance certificate, which is compulsory to advertise and sell. We tell you which ones you have and which need to be requested.

When you sell you will pay, where applicable, the municipal capital gains tax (plusvalía municipal) and tax on the gain: Spanish income tax (IRPF) if you are resident in Spain, or non-resident income tax (IRNR) if you are not; in that case the buyer withholds 3% of the price as a payment on account.

How we do it

Visit and price

We view the property with you and suggest a price based on data from the neighbourhood.

Photos and listing

We prepare photos, descriptions and documents before it goes live.

Viewings and offers

We show the property to vetted buyers and pass every offer on to you.

Deposit contract and notary

We coordinate the deposit contract (contrato de arras), the signing at the notary and the handover of keys.

Frequently asked questions

How long does it take to sell a flat?

It depends mainly on the price and the condition. A flat priced in line with its neighbourhood sells much sooner than one that goes on the market too high and has to keep coming down.

Do I need an energy performance certificate to sell?

Yes. It is compulsory to advertise the property and must be given to the buyer (Royal Decree 390/2021, Real Decreto 390/2021). It is issued by a qualified assessor and registered with the Andalusian regional government (Junta de Andalucía).

Can I sell if I have a mortgage?

Yes. It is usually paid off at the signing itself with the proceeds of the sale. Ask your bank for the outstanding balance and whether there is an early repayment fee.

What if my flat has a holiday rental licence?

The licence is tied to the property, but the buyer must notify the Junta de Andalucía of the change of owner. It is a selling point worth documenting properly: income, bookings and the status of the licence.
