How much does an apartment cost in Málaga?

A 70 m² flat at the average asking price would cost around 278,000 € (3,969 €/m², Idealista, September 2026). In the Este district it would be about 355,000 € (5,070 €/m²) and in Cruz de Humilladero about 236,000 € (3,376 €/m²).

Carretera de Cádiz (+9.8%) and Ciudad Jardín (+12.6%) are among the districts that have risen most in a year; Campanillas (−11.4%) and Martiricos-La Roca (−5.2%) have fallen.

Be careful if you're thinking of a holiday let

Since 23/08/2025, Málaga has not accepted new holiday rentals anywhere in the municipality, and Amendment No. 28 to the PGOU (Málaga's general urban plan), in force since 25/07/2026, declares tourist accommodation use incompatible in residential areas for a maximum of 3 years. If a listing sells you a flat ‘with holiday rental returns’, we check its licence before anything else.
